A Look Back at the Back Bay Summer Real Estate Market
Boston’s Back Bay condominium market remained active throughout the summer of 2026, with buyers showing continued interest across a broad range of price points. From June 4 through September 4, 90 condominiums sold in the neighborhood, generating more than $182 million in total sales volume.
The average condominium sale price reached $2,026,445, while the median sale price was $1,192,500. The difference between these figures reflects Back Bay’s diverse condo market, where smaller residences coexist with some of Boston’s most exceptional luxury properties.
Strong Activity Across the Market
Back Bay condos spent an average of 49 days on the market and received an accepted offer after an average of 38 days. Overall, condominiums sold for approximately 98% of their final asking price and 96% of their original asking price.
These figures point to a condo market that remained competitive while still rewarding thoughtful pricing. Buyers continued to act quickly when a property was well positioned, while condos requiring price adjustments or offering less competitive features generally experienced longer timelines.
The greatest concentration of condominium sales occurred between $1 million and $1.5 million, with 16 transactions and an average sale price of approximately $1.24 million. This segment achieved an average of 100% of the final asking price, demonstrating steady demand for well-presented Back Bay condos within this range.
The $700,000 to $899,999 range was also especially active, accounting for 18 condominium sales. Properties priced between $800,000 and $899,999 sold in an average of just 23 days and achieved approximately 101% of both their average list and original asking prices, making this one of the summer’s most competitive segments.
Continued Strength in the Luxury Market
Back Bay’s luxury condo market remained a significant contributor to the neighborhood’s overall activity. Twenty-seven condominiums sold for $2 million or more, including nine transactions above $5 million.
Condos between $2.5 million and $3 million moved particularly efficiently, averaging 34 days on the market and 28 days before receiving an accepted offer. At the highest end of the market, eight properties between $5 million and $10 million sold for an average of approximately $6.73 million.
The summer’s highest recorded condominium sale reached $14.25 million, reinforcing Back Bay’s position as one of Greater Boston’s most established and desirable luxury condo markets.
What This Means for Back Bay Condo Buyers and Sellers
For sellers, this summer’s activity emphasized the importance of entering the market with a thoughtful pricing and presentation strategy. Condominiums sold close to their final asking prices overall, but the difference between the 98% sale-to-list-price ratio and the 96% sale-to-original-price ratio suggests that some sellers needed to adjust their expectations before securing a buyer.
For buyers, the data shows that opportunities varied considerably depending on price point, building, and property features. Competition was especially strong below $1.5 million, while certain higher-priced condominiums offered additional time and negotiating flexibility.
Having spent nearly two decades helping clients navigate Boston real estate, I know that broader statistics only tell part of the story. A condominium’s location, condition, floor level, outdoor space, parking, views, building amenities, and monthly fees can significantly influence its value and level of buyer interest.
